CONTRACT TO CLOSE

what's included?

Documentation -
Obtain missing signatures, audit files, load all documents in the compliance management system, draft addendums & repair forms and ensure the file is broker compliant for the agent to get paid timely.

Timeline & Risk Management -
Manage the entire transaction from contract ratification until postclosing. This will include creating an Under Contract Timeline & next steps for each party, coordinating deposits & inspections, sending calendar invites for key milestones to buyer/seller and agent, initiating escrow, and ensuring the lender, attorney/title officer & co-op agent are completing each activity timely. Managing & mitigating risks on potentially missing deadlines and communicating impact are key tasks for a TC.

Communication -
Track and communicate status with the lender and title officer to ensure the loan and title activities are progressing. Each agent will have access to their personalized Agent Portal which will hold live transaction status for each phase (documentation, appraisal, deposits, inspection/due diligence period, loan/escrow status, etc.)

Closing Prep- As we get closer to closing we will ensure that your client has closing scheduled, calendar invite is updated with location and time of closing, utility instructions are shared, walkthrough is scheduled, keys are coordinated, settlement statement is reviewed, commission instructions are shared, & your client will get a final closing prep email that will highlight all the key details before closing.
